HoustonClarke is an independently owned and run Property Sales and Rentals business. We operate out of our office in Pershore, and cover a large geographical area from Worcester to Cheltenham, and out the other side of Evesham, to the borders with the Cotswolds. Pershore is situated in a beautiful part of South Worcestershire, in the shadow of Bredon Hill, from which you can clearly see Malvern nestling in its own impressive hills. On a very clear day you can see over to Wales.
The area around Pershore is stunning - offering some of the best that England has to offer in terms of landscape, architecture and views. Pershore itself has a rich history and boasts a strong community supporting many independent shops and businesses.
We have been operating successfully in Pershore since February 2009. We have an excellent record in the rental sector and are developing our profile in the sales market, even in this challenging economic environment.
We pride ourselves in our truly personal service, Denise works full time and handles all Client deals so that the agreement you have with HoustonClarke is the one that will be carried through. Denise is assisted in the office by Lucy, who works part-time providing an invaluable service as maintenance and repairs manager and general assistant.
Denise has not always been an Estate Agent, and we believe that previous experience in various other industries means that she has a refreshing approach to rental and estate agency and to customer service in general. Denise is educated to Degree standard, having obtained a BSc at Loughborough University, she then embarked on a challenging career in Management Consultancy, spanning 12 years. Denise then changed direction and moved her life to Worcestershire in order to pursue a career in estate agency.
The ability to make big decisions, with far-reaching impacts, and doing so with a positive attitude demonstrates the guts and determination that Denise brings to all aspects of the business. Denise's father, Richard, is involved in the running of the firm, providing management advice and support. Her Brother, Simon, has also provided financial support, and sage, cautious input at times over the years, as required
We provide a full sales service, conducting all viewings, producing full written and photographic sales particulars. We manage a strong database of willing purchasers and advertise widely on the internet through our own website and through property portals such as Zoopla, Find a Property and PrimeLocation, as well as advertising locally in our shop, and using the local media as required.
We provide a full tenant find service, conducting all viewings, thorough reference checks on applicants. We recommend full written and photographic inventories, which we can arrange, and we are happy to organise any safety inspections required, or instruct any cleaning or maintenance work to make the property ready for occupation. During a tenancy we can offer a full management service, or part management to suit your requirements and budget. For managed properties we conduct regular property inspections throughout the tenancy and report to you any issues or concerns which may arise. Whether you are a novice or experienced Landlord, we have a package to suit you.
We maintain a separate client account for all funds relating to tenancies and properties on our books. This ensures that the funds are entirely separate from our business funds, and therefore protected. We use the Deposit Protection Service for the registration of tenant deposits, which is free to use and open to all.
We like to get to know your requirements so that we can be as helpful as possible in your property search. We do offer a full property search facility, should you be experiencing difficulty finding the right property for you.
Moving home can be difficult and time-consuming, and depending on your reasons for moving, it can be emotionally draining, too. We understand this and aim to make the process as painless as possible, guiding you through any necessary steps to get you into your new home as quickly as possible. All Tenants are required to pass reference checks, or provide adequate alternative provision to assure our Landlords of your ability to cover the rent and other necessary costs (Guarantors may be required, in certain circumstances). There are application fees to be paid, which vary depending on the number of applicants, guarantors and the properties themselves. Our task is to find the best possible tenants for our Landlords. Once that is done, we can then focus on making sure that your new property is the home you require.
We do have some properties on our books that can accept pets, though this varies in terms of the properties themselves, the type and number of pets. However, please be prepared to pay additional fees and charges in order to gain approval for animals to be kept at your rental property.

Denise holds the National Federation of Property Professionals (NFOPP) Technical Award for Residential Lettings and Property Management.

Lucy Taylor– Maintenance management and general assistant. Lucy joined the team in the Autumn of 2013, and working part-time she looks after the repairs and maintenance issues at our properties under management.
